On behalf of a private owner, The Beautiful Works is requesting quotations (RFQs) from qualified, licensed and insured contractors for a commercial property in Miami, Florida. The office building has five (5) floors, and is approximately 183K+ square feet. Please see the additional submission requirements below.

Currently we are seeking contractors with a minimum of three (3) years experience for the following services:
Security Guard Services (in-house)
Janitorial & Cleaning Services (in-house)
Landscaping Services
Pest Control Services
Security Guard Services
Services to include, but are not limited to the following:
Provide trained, licensed, unarmed, uniformed security patrol personnel, services and systems, to prevent any unauthorized access occurrences; as well as ensure the building, its tenants and facilities remain safe, 24 hours a day, seven days a week.
Coverage during scheduled daily shifts
Morning (7:00 am – 5:00 pm)
Afternoon (3:00 pm - 11:00 pm)
Overnight (11:00 pm – 7:00 am)
Roving patrol guards (Minimum of three (3) guards)
Minimum coverage: Two (2) Hours before and Five (5) hours after building closes at 5 pm.
To Include interior and exterior patrolling
Garage Entrance & Loading Dock
Fixed stationary guards
Front Desk (Minimum of two (2) guards)
CCTV Room (Minimum of one (1) guard)
Monitored 24 hours per day, 7 days a week, no exceptions
Follow all protocol and procedures
Day-to-day and all Emergency related processes
Log and timely report any and all incidents, escalated matters, observed maintenance findings etc
Complete rotating checkpoint tours using electronic patrol systems (Deggy or similar)
Generate reports of completed check points
Greet and direct guests, staff and vendors
Use Lenel system to create and print visitor badges
Bilingual staff, CPR certified

Janitorial Cleaning Services
Provide trained, uniformed, knowledgeable staff to clean the building during daily scheduled shifts within conference rooms, individual private offices, main offices, employee lounges, hallways, restrooms, the lobby and miscellaneous common areas (mail room, etc.):
Morning (7:00 am – 3:00 pm) Day Supervisor, plus minimum of two staff
Late Morning (11:30 am – 7:30 pm) Minimum of one staff
Afternoon (1:00 pm - 9:00 pm) Minimum of two staff
Late Afternoon (4:00 pm - 9:00 pm) Evening Supervisor
Empty and wipe down wastebaskets, replace liners
Remove any boxed
Dust, Clean phones, receives, etc free of dust and dirt
Remove fingerprints, smudges, door frames, glass, walls, mirrors, light switches, partitions etc
Vacuum and spot clean carpets
annual cleaning of carpets
Sanitize and disinfect restrooms
quarterly deep cleaning of bathrooms
Meet and comply with all OSHA Occupational Safety and Health Administration Compliance and Safety standards regulations
Provide safety data scope sheets on all chemicals utilized for cleaning surfaces and fragrant air fresheners disseminated throughout the building.
Sanitize and disinfect
Weekly deep cleaning (on weekends, to prevent the spread of COVID-19)
Landscaping Services
Provide trained and qualified staff to care for and maintain lawn, trees, plants and shrubs. Comply with all federal state and local laws regarding any pesticides or chemicals (OSHA approved and certified). Utilize products and procedures that promote optimum growth, color, shape and height. Scheduled services (weekly, biweekly or monthly) should include but not be limited to the following:
Mowing & Edging
Lawn Control & Fertilization (Liquid fertilizer)
Trash Debris & Removal
Spring Clean & Fall Clean up
Tree & Shrub Maintenance & Replacement
Ground Coverings & Beds
Irrigation & Sprinkler systems
Integrated Pest Control
Prevent fungus & weeds
Pest Control Services
Provide scheduled services that will occur (weekly, biweekly or monthly) in both interior and exterior spaces for preventative measures.
Monthly service quote should be inclusive of unlimited calls if warranted
Provide consultation on any structural changes if warranted; however still mitigate any issues if warranted.
Approved chemicals and pesticides will be minimized or resorted to as a last resort in the interior, (use of bait boxes, sticky traps, bait formulas, non-chemical methods, etc. as a first resort for the interior spaces)
Provide trained staff, proper equipment and organic, OSHA Approved/Certified pesticides to provide an environment free from the following:
Mosquitos, Spiders, cockroaches and beetles; Crickets and other hoppers; Ants (all species) earwigs, sow bugs, silver fish and other crawling insects; Fleas, bed bugs, and other biting insects; Wasps, hornets and other stinging insects nesting in the interior or exterior; Moths and other flying pests; Weevils and other food pests; Mice, rats and other rodents; Subterranean termites and other wood destroying organisms pantry pests.
Please submit quotes no later than 5:00 PM (EST) on Friday, November 13, 2020 with an outlined price proposal, list of services offered, skills and experience, and a minimum of three (3) business references with direct knowledge of capacity and capabilities. For full consideration, please be prepared to provide proof of insurance with liability limits, as well as proof of any other relevant certifications or licenses upon request.

Submissions will be evaluated based on best services, value and price specified. Quotes should include all costs associated with wages, insurance, equipment and management fees.
The duration of the contract will be a minimum of one year with renewable terms. No services have been awarded unless a contract has been signed and agreed upon with Owners consent.
